Answers to questions submitted by proposers:

1) Could you give me a month-by-month breakdown of the income, especially during the off-season months like December through March?

The  revenue shared in the Sept. 10th #2 answer below is based on the estimated total annual sales, before payment to the County.  We have provided annual amounts, rather than monthly, because income can vary significantly from year to year, largely due to differing marketing strategies and business operations throughout the year. Monthly breakdowns—especially for off-season months like December through March—would not provide an accurate or consistent picture, as they may not be comparable with the business models of future concessionaires.

2) What years does the annual revenue cover? 

The average revenue provided is based on the previous seven (7) years, from 2018 through 2024.

1) Is the statement of interest a separate document or requirement, or is the only required documentation the full proposal, due by 5pm on Oct 10th?

The statement of interest is not a separate required submission. It serves as guidance for what should be included in the full proposal. Any documentation referenced in the statement of interest should be included as part of the proposal or explained if it cannot be provided. 

2) In regards to the pro forma income statement, can you provide the total sales for either 2024 or 2025 or a range of monthly sales, so that we can have a more accurate income estimate in that section?

The average annual sales reported, based on the current contract, is on average around $626,500.

3) The proposal requests a business plan, but some information would be duplicated in the rest of the proposal. Would you prefer an abbreviated business plan in that section, or is there specific information that we should address?

We prefer that a business plan be attached. If there is overlapping information elsewhere in the proposal, you are welcome to reference the business plan in those sections to minimize duplication.

4) Section "3.  TERMS" and section "4.  RENT AND PAYMENTS".  These two sections don't seem to contain any questions or requests for information.  Should we just acknowledge reading these sections in our proposal, or are they for information only?

Answer: The terms and rent are informational but can be addressed through the exceptions section of the proposal if needed.

Also, is there an expected award or notification date?

Answer: The anticipated timeline for notification should be somewhere within 30 days of the date of closure (October 10, 2025). The tentative award time is mid December.
