News and Updates as of June 29, 2010:

Work continues on the Trinity site demolition. Many of these County buildings were made available to the Contractor (Coronado Wrecking) for demolition in either January or April 2010 and most of them have been demolished in the last few months. Here is a status update:

200 Knecht (Animal Shelter) - demolition completed

855 Trinity (Traffic & Transit) - demolition completed

313 8th (Utilities Barn) - demolition completed

871 Trinity (Facilities & Parks) - demolition completed

261B & 261C 8th (Facilities Shop & Paint Truck Barn) - demolition completed.

261A 8th (Pavement) - demolition completed 

153 7th (Schools Fleet), 213 7th (Schools Facilities) and  273 7th (Schools Warehouse) - demolition completed; however, significant and unexpected asbestos (found in the blown in insulation) impacted demolition schedules on these three buildings and thus delayed the Contractor from moving on to demolition of the Annex in early April as first anticipated (see Annex update below). Funds were pulled from the project's "contingency" line item to cover the additional asbestos abatement that was needed for all three buildings. A sewer line also had to be moved, which caused another schedule delay. Again, funds were pulled from the contingency line item to cover the additional expense.

261 Knecht (County Sand/Salt Barn) - demolition underway

Schools' Salt building (no address number) - demolition completed

901 Trinity (County Annex) - demolition underway - UPDATED Schedule: Substantial completion was originally set for August with final completion in September. New schedule is substantial completion set to occur by October 30th with final completion on November 12, 2010.  Crews are working on demolishing this building. See explanation above regarding delays in demolishing the three Schools' buildings.

Demolition of the two Schools Administration buildings at 651 and 751 Trinity is set to begin later this fall, after the Annex is completed. Both buildings have been turned over to the County. 

Where did the Annex Staff Go...?

Staff from the Community Development Department moved to 195 East Road (in the TRK building, west of LA Fire Administration). The 311 Customer Care Center moved to 150 Central Pk Square (formerly Curves) and Utilities Administration staff moved to 170 Central Park Square (formerly Village Arts). All other County facilities have relocated to the Pajarito Cliffs Site (formerly known as the Airport Basin Site) located north of De Colores Restaurant on Camino Entrada (turn north off NM 502).

Where did the Schools' Administration Staff Go...?

They've relocated to 2075 Trinity Drive (known to many locally as the C de Baca building) - visit the Schools' webpage for details and location map.

 

Traffic on Trinity Drive:

Motorists may see large trucks leaving the site and turning left (west) onto Trinity Drive. They are hauling waste off site. Large trucks are also hauling concrete rubble and moving to/from the site (at the far east end on DOE Parcel A-8), via Trinity Drive to DP Road. This is a cost savings measure: it reduces the cost of hauling and disposing of concrete, and provides a savings in fill material. Any unused crushed concrete may be stockpiled by the Contractor at the site and left for use as fill material in future County projects.

Project Budget: 

The project is still within budget. The Trinity Site Demolition project budget was established by Council on May 15, 2008 as part of the Airport Basin Site (ABS) project, (since renamed Pajarito Cliffs Site) which contained a budget allocation for the Trinity Site Demolition.  The project budget was carried forward in the Capital Improvements Project (CIP) budget and was in the approved FY 2010 budget in the amount of $9,686,617.

NOTE: The project budget of $3,137,807 included demolition of two DOE Parcel A-11 buildings located on the southeast edge of the Trinity, which was accomplished in 2008 at a cost of $764,406. The County reduced the amount of funds first anticipated due to the fact that costs came in lower than expected. Over $3.5 million in savings was transferred from the project budget back to the CIP fund at the end of FY 10 (June 30, 2010) where it can be used for other CIP projects.
 
Project Schedule:

See above News Update for the latest schedule for each building. The change in final completion from September to November 2010 does not impact the search for a new developer for the Trinity Site. The goal remains to have a new developer selected by the end of December 2010.

What's Next?

Upon completion of the demolition project, the Trinity Site will be cleared of the buildings including the foundations and concrete paving.  The sidewalk along Trinity Drive will remain, as well as the asphalt paving, a small stockpile of asphalt and a stockpile of crushed concrete.  The landscaping and irrigation system between the Annex and Trinity Drive will be preserved except as is absolutely necessary to perform the demolition.  Any depressions caused by building demolition will be filled, and the exposed soil areas will have base course placed on top. Storm water best management practices will be maintained by the contractor until substantial vegetation is achieved.

Background:

The Council awarded the demolition contract to Coronado Wrecking at their Oct. 6, 2009 council meeting. This is the same company who performed the demolition at the LA Apartments site. The base bid was for the Trinity Site demolition of 12 buildings on the Trinity Site. The Council also approved bid alternates 1 and 2. This included the demolition of the Annex building and the demolition of the two Schools buildings. The schedule for making buildings available to the contractor for demolition was coordinated with the Airport Basin Site move-in dates (early 2010). The goal is to clear the site for economic development, such as a mixed use lifestyle center, known as the Trinity Site Revitalization Project.
