To better serve the construction industry, Building Division hours are now from 7:30 a.m. to 4:30 p.m., Monday through Friday.  Planning staff members will also be available to answer Building Division questions from 4:30 to 5:00 p.m. each day.  Building Inspectors and our Code Inspector are generally available in the office mornings, from 7:30 a.m. to 10:00 a.m. and are usually in the field conducting inspections after that.

  • We highly recommend scheduling a short pre-application meeting with a Building Division staff member prior to filing a building permit application to review application requirements and calculate your fee.  We do not accept incomplete or inaccurate applications. 

All plans must conform with the 2006 International Code and the local Incorporated County of Los Alamos Code. In accordance with the Los Alamos County Code, no building or structure regulated by this Code shall be erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted, or demolished unless a separate permit for each building or structure has been obtained first from the CDD Building Division. Most building permit applications will require a recent survey of the lot or site showing the location of all the utilities.  To obtain free utility locates, please call New Mexico One Call at (800) 321-2537.There are two types of building permits, Express and Standard.  You will find links to these web pages and documents on the right side of this page.

Express Permits: Express permits are used primarily for residential or commercial re-roofs, residential new roof structures (i.e. flat to pitched), residential or commercial siding and stucco, residential detached garages & carports, residential interior remodels and some residential decks/patios/sunrooms

Express permits generally do not require a plan review fee but there is a permit fee. (See fee schedule.) If your application is complete, we will generally be able to issue your residential express permit within 5 business days or within 10 business days for commercial express permits. Make sure you submit two copies of building plans with your express building permit. 

New construction, remodels or additions require a Residential or Commercial building permits. Commercial building permits require a plan review fee in addition to the building permit fee.  The plan review is 65% of the regular building permit fee.

Residential Building Permits usually take fifteen business days to process.  Commercial Building Permits take thirty business days to process. Please submit two copies of building plans for a residential building permit and three copies of building plans for a commerical building permit.  

The permit application forms can be downloaded, but the capability to submit and review permits online does not currently exist.
